For the Cake:

2 cups all-purpose flour

1 ½ teaspoons baking powder

½ teaspoon baking soda

½ teaspoon salt

¾ cup unsalted butter, softened

1 cup granulated sugar

½ cup brown sugar, packed

2 large eggs

1 teaspoon vanilla extract

1 cup buttermilk

2 cups peeled and diced apples (Granny Smith or Honeycrisp work well)

For the Crumble Topping:

½ cup all-purpose flour

½ cup rolled oats

⅓ cup brown sugar, packed

1 teaspoon cinnamon

¼ cup unsalted butter, melted

¼ teaspoon salt

For the Glaze (optional):

1 cup powdered sugar

2 tablespoons milk

½ teaspoon vanilla extract

Instructions
 

Preheat the Oven: Preheat your oven to 350°F (175°C). Grease and flour a 9x13-inch baking dish.

    Prepare the Dry Ingredients: In a bowl, whisk together 2 cups of flour, baking powder, baking soda, and salt. Set aside.

      Cream the Butter and Sugars: In a large mixing bowl, beat the softened butter, granulated sugar, and brown sugar with an electric mixer until light and fluffy, about 3-4 minutes.

        Add Eggs and Vanilla: Add the eggs one at a time, mixing well after each addition. Stir in the vanilla extract.

          Combine Wet and Dry Ingredients: Gradually add the dry ingredients to the butter mixture in three additions, alternating with buttermilk, starting and ending with the dry ingredients. Mix until just combined. Gently fold in the diced apples.

            Make the Crumble Topping: In a medium bowl, combine ½ cup flour, oats, brown sugar, cinnamon, and salt. Pour in the melted butter and mix until crumbly.

              Assemble the Cake: Pour the batter into the prepared baking dish, spreading it evenly. Sprinkle the crumble topping generously over the batter.

                Bake: Bake in the preheated oven for 35-40 minutes or until a toothpick inserted in the center comes out clean.

                  Cool and Glaze: Allow the coffee cake to cool in the pan for about 15 minutes. If using the glaze, whisk together the powdered sugar, milk, and vanilla until smooth, then drizzle over the cake.

                    Serve: Cut into squares and serve warm or at room temperature. Enjoy with a cup of coffee or tea!
